Key findings

  • 24 cases are in this edition: 14 in the US (most in Florida, plus California, Hawaii, New York and Texas) and 10 in Australia (NSW, VIC, ACT and NT).
  • US per-unit amounts: the median of the 10 cases with a stated per-unit figure is $32,000. They range from $3,770 (Honolulu co-op) to $175,000 (Miami, proposed).
  • Australian per-unit amounts: the median of the 6 cases with a stated per-unit figure is A$74,065. They range from A$52,000 to A$374,000. Two of the six figures are proposed or estimated levies above A$360,000.
  • Building-wide totals range from $0.5M to $56M in the US (median $5.2M, n=11) and from A$0.5M to A$17M in Australia (median A$10.1M, n=8).
  • Why the bills come: concrete, structural and waterproofing repairs come up most often. In Florida they are tied to milestone inspections and recertification; in Australia, to building defects and combustible cladding. Insurance costs drive several of the fee increases.

Caveat: this is a small sample, not a statistical survey. Cases come from news reports and association documents, so the biggest and most disputed bills are over-represented. Per-unit figures follow each source: some are one owner’s share, some are the low end of a range, and some are proposals that were never levied. US and Australian dollars are not converted or combined.

Fee and levy increase index

Special assessments are not the only shock. These rows record large increases in regular fees or levies from the same sources:

Methodology

  • Scope: special assessments (US) and special levies (Australia) reported or documented from roughly January 2025 onward. Also included are large proposed assessments and regular fee or levy increases. Two older proposals are included because they were first reported in 2025 (Cypress Bend I, Palm Bay Yacht Club); their notes say so.
  • Sources: each row needs a public, linkable source. That means an association notice, a court-reported case, or a named news outlet. We do not use anonymous forum posts. Cases we could not verify (for example, a reported Rushcutters Bay loan behind a paywall) were left out.
  • Amounts are the figures stated in the source, in local currency. We do not calculate per-unit figures from totals. Where a source gives a range, the low end is in the per-unit column and the full range is in the note.
  • Statistics are computed only from this dataset. US and Australian figures are kept separate. Medians use only rows with a stated figure.
  • Corrections: if an entry is wrong or out of date, tell us and we will fix it in the next monthly update.
